Number of New Staten Island Home Listings Easing Above Last Year’s Level

STATEN ISLAND, N.Y. – The number of new listings of Staten Island homes for sale is surpassing its 2020 level, according to the latest report from the Staten Island Board of Realtors® (SIBOR). The time-sensitive data shows the number of new listings fell 19.6 percent to 512 in October, as compared to 637 in the same month a year ago. However, the report indicates the number has risen 0.2 percent year to date, with new listings totaling 5,863 vs. last year’s figure of 5,851 for the same period.

“The Staten Island market continues to be driven by a strong demand that is outpacing supply and driving prices higher,” said Sandy Krueger, CEO of SIBOR. “The desire of many New York residents to flee the city in response to the pandemic seems to have reversed – underscoring Staten Island as an attractive alternative. With all its advantages of nearby urban and suburban amenities, Staten Island is well-positioned as the place to set down roots.”

SIBOR research reveals prices of Island homes continued to gain traction in October, with an 11.3 percent increase of the median sales price to $640,00, as compared to the same period last year, and year-to-date growth of 8 percent.

The borough’s pending home sales were down 17.5 percent to 458 for the month, but experienced a year-to-date increase of 31.2 percent, reflecting a total of 4,761 units. Inventory levels fell 42.3 percent last month, as compared to October 2020, numbering 1,383 units.

Staten Island’s latest days on market until sale statistic was down 28.1 percent to 71 days. Home sellers were encouraged as the months supply of inventory was down 56.3 percent to three months.
